Q. I am trying to sell my home. What Feng Shui tips can you give me for a quick sale?

A. From a Feng Shui perspective, there are really three elements that need to be addressed:

Seller's emotions
Letting go
Stimulating the sale



EMOTIONS
First, you yourself must be ready to sell the house. Selling a home is a very emotional issue because you and your family have developed a strong attachment to the home over the years. Everyone must be sincerely mentally and emotionally ready to let the process go - a process which can be difficult.

If one or more of the occupants intellectually agrees but is still hanging on emotionally, the sale cannot occur because those feelings are blocking the flow of energy that fosters the sale and allows both parties to move forward.  Space Clearing may be needed to remove any unwanted or stuck energy from your home especially if you are moving because of financial, health, or relationship issues.

Make cosmetic adjustments that enhance Curb Appeal and put away as many family photos as possible. If your home is empty when showing it for sale, special things need to be added to make the home feel inviting and not so cold and empty. The Prospective buyers must be able to envision themselves and their families in your home.

Letting Go
Secondly, the grounding spot in a home is an area or corner located at its southern-most point. Using a compass,find That spot. If you have placed a heavy piece of furniture or artwork there, you should remove it when you wish to change residences-much like pulling up the anchor that stabilizes a ship at port.  This is part of letting go.

Stimulating the Sale
Third, you need to activate ( bring positive energy) various areas around the home that stimulate all aspects of the sale. You can activate any area by placing an object, like a piece of art or furniture in that location. The object should represent the color or element for its direction.


The areas in the home that need to be activated for the sale are:

• NW: This area represents helpful or supportive People, i.e.: your real estate agent. Use metal or gray objects.

• SE: Represents wealth and prosperity. Objects like lucky bamboo, fresh flowers, jade plant(money plant), something green, purple, or red.   Windchimes and metal objects.

• S: Represents fame, fortune, celebrity, and attention. Objects depicting fire, something red, red candles, candles, lighting.

• E: Represents prosperity, harmony, and the family life. Wood, something green or plant-like.  Use rounded leafed plants near doorways.

The FOR SALE Sign should be installed on the yang side of the front yard, which is the right side when you are walking up to your front from the outside. This has more energy than the other side.


Great Curb Appeal  Invites Prosperity
A Case Study

We recently worked with an out of town  client who had a home she was wanting to sell. It had been on the market eight months with no offers when she contacted us.  While there were things we needed to do inside, the outside also needed work.

We mentioned to her that by adding some plants to the outside, it would add some energy and attract prospective buyers.

She lived out of town and had the property managed by her realtor. The house had a lot of dead leaves in the drive and yard, no living plants, no color, and the front yard was sunken to the door. If you drove by you noticed that the house was not at street level. This is considered unlucky in feng shui as the energy doesn't flow to the door. The door represents opportunities.

In the eight months, she had updated the house, everything worked well, and it was a large house with enclosed yard . It was in a prime location for families. The timing was right and the house was priced fairly for the market. Over forty people had seen the house but no offers. Why wasn't it selling?
We added red plants in pretty planters that were hung on her porch pillars for added energy. Red is Fire in Feng Shui and represents prosperity. We put two, one on each pillar for balance. Two represents harmony. It also attracts a partnership as in a couple.  We put a large, tall tree plant at the base of the yard leading to the door so it lifted the energy. We put small colorful flowers at the base of it for more energy.

Plants, trees, and flowers represent the Wood Element and the color is Green. Wood is growth. In a house sale, its the element that creates the interest. It represents opportunities. It also a symbol for money. Flowers in feng shui are good luck.

We placed a large plant next to the front door with rounded leaves as they are more harmonious than pointed plants. She cleared out all the debris and dead leaves which created a clean, smooth look to the yard. This gives a sense of order.

These items all lifted the energy that was low and added life to the feel of the house. The tall plant took the eye away from the sunken yard and onto the house itself. The new homeowner can plant a tree there and have that effect the whole time they live there for balance.

By adding the things that energize a new homeowner and stimulate a sale, also help them when they move in. They get to see what it looks like with good feng shui!

We did these things and the house sold a month later. The owner was ecstatic. Remember the house had been on the market for eight months. The things she did and added, cost very little. After we enhanced the front yard, her realtor's comments were that it felt more inviting and pleasing to they eye. We added more beauty, order, and elegance to the house.

Hope these tips give you an idea of the importance that  landscaping, its placement, shapes, and colors can stimulate a sale.

Selling a home can be both a thrilling and emotional experience. It is a time of anxiety and excitement, stress, and gratification. Many clients report success applying Feng Shui principles to their sales efforts after their homes languished on the market for months.
